PRE-CLOSING BUYER FACT SHEET

  • Once you have found your perfect property, the offer will be typed and signed with Earnest money & Due Diligence checks attached and a Pre-Qualification letter from your lender will be included as well.
  • Once all terms have been negotiated and agreed upon, the contract will be signed by all parties and considered Fully Executed. The checks will then be deposited and/or cashed and then refunded at closing on the closing statement.
  • The home will now be off the market and “PENDING FOR SALE!”
  • During the Due Diligence period you will:
  • Schedule and have all inspections conducted
  • Complete the loan process
  • Confirm with your lender that the appraisal has been ordered
  • The purpose of inspections is to evaluate the overall condition of the home and note any items that are “not functioning as intended.”
  • If for any reason you decide not to proceed with the purchase DURING the Due Diligence period, the seller will retain the Due Diligence money and the Earnest money will be refunded to you.
  • If for any reason you decide not to proceed with the purchase AFTER the Due Diligence period, the seller will retain both the Due Diligence money and the Earnest money.
  • Once the Due Diligence period has passed, the finishing touches will be put on the loan and you need to START PACKING!
  • Remember to contact the utility company to have the utilities transferred into your name effective the day of closing.
  • The lender will review your closing statement with you prior to closing as will the attorney during the closing.
  • A day or two before closing (sometimes the morning of!) we will conduct a final walk-through of the home to insure no major catastrophes have occurred since we were last there.
  • At the closing table you will need your Driver’s License and any money brought to closing must be in the form of a certified/bank check made payable to the closing attorney or the money may be wired by your bank.
